When a P&Z application is submitted, all required documents and maps must be submitted with the application. These documents must meet P&Z regulation requirements before the application will be accepted. IF APPLICATION AND ALL REQUIRED DOCUMENTS ARE NOT COMPLETED, THE COMMISSION WILL NOT CONSIDER THE APPLICATION.
THE FOLLOWING PROCEDURES WILL BE INSTITUTED NOVEMBER 11, 2002 FOR ALL PLANNING AND ZONING APPLICATIONS, INCLUDING SUBDIVISION OR RESUBDIVISION AND SPECIAL EXCEPTION:
The official application date is the date of the next scheduled P&Z meeting. If it is submitted on the same day as a P&Z meeting, the application date will be the following P&Z meeting.
The Land Use Office Technical Staff will provide the applicant with only one review before the Public Hearing.
The applicant must have all documents that are being submitted for the public hearing in the Land Use Office 10 days prior to the scheduled Public Hearing. Included in this documentation package must be written responses to the Staff comments, the final maps, and any other documentation which the applicant intends to provide to the P&Z Commission.
Eight copies of all maps are required.
REQUIREMENTS FOR SUBDIVISION OR RESUBDIVISION
1. Fee – A minimum $600 or $400 per lot maximum.
2. See Subdivision Zoning Regulations FOR ALL REQUIREMENTS.
3. Applicant should first obtain approval from Inland Wetlands Commission. If no wetlands are involved, a letter stating that fact from Inland Wetlands is required.
4. A note shall be placed on the mylar and copies referencing the Name and Town Clerk Number of the original subdivision to be resubdivided.
5. 1” = 1200’ SCALE VICINITY MAP MUST INCLUDE LOT LINES.
6. Executed warranty deeds, easements are conveyances, as required.
7. Detailed cost estimates for road and improvements, as required.
8. Road Work Agreement, if required.
9. Computations sheet, if required.
10. Application (attached).
11. Professional Engineer’s report on test pits and percolation tests.
12. Lot Pin Bond.
13. Road Bond.
14. Notice Requirements – The applicant shall notify by certified mail, return receipt requested at least ten (10) days prior to the public hearing, the owners of land within 500 feet of the proposed subdivision or resubdivision. The names of the owners shall be taken from the latest Tax Assessor records. Evidence of certified mailings shall be submitted by applicant on or before the public hearing date via the attached affidavit (see attached
sample notification form). Applicant is to confirm date, time and location with the Administrative Assistant prior to notification to property owners.
