Plan of Conservation & Development - Adopted Effective March 1, 2004

The Newtown Plan of Conservation and Development was adopted by the Planning and Zoning Commission on February 5, 2004 with an effective date of March 1, 2004.  On July 19, 2007, the Planning and Zoning Commission adopted an addendum to the 2004 Plan with an effective date of July 30, 2007.   The addendum provides a detailed discussion of the South Main Street corridor as a Village Design District.

The Commission is actively working to implement the recommended strategies set forth in the plan.  The Commission has already adopted a number of new zoning regulations including the Fairfield HIlls Adaptive Reuse zone, access management techniques and the South Main Village Design District overlay which will allow Newtown to continue to grow as a community.  The Commission supported the Legislative Council in the adoption of the ordinances that created the new Design Advisory Board and the Inlands Wetlands Commission.  They also adopted the Sandy Hook Design Guidelines, approved the Master Plan for Fairfield Hills and have met on an annual basis with the various boards and commissions to discuss their part in the implementation of the plan.

The Planning and Zoning Commission welcomes Town board and commission members and citizens to provide feedback and input on ways to improve the community and to actively take part in the long range planning for the Town of Newtown.  The adopted plan and the various planning reports that were created in the update for the plan are presented below.
